The Inspection Services Division (ISD) assumes an important role to ensure that all new and existing structures in Arlington are safe and comply with Virginia’s building code requirements. Our staff assist with the code compliant design and construction of structures through building permit, review, and inspection processes for both commercial and residential construction, as well as ensuring the ongoing occupant safety and property maintenance of buildings through Code Enforcement activities. Most construction projects in Virginia require building and trade permits. ISD staff administrates and regulates permitting of commercial and residential construction, additions and alterations, including associated trade permitting of mechanical, plumbing, fuel gas, electrical and fire protection systems and equipment. ISD staff is available to assist you through the County’s permit application process.
The plan review process ensures that all building and trade permit applications for proposed construction comply with state building codes. ISD staff works with residents, owners, developers, builders and contractors to review building plans and construction documents required in the building and trade permit application process. ISD staff also offers a complimentary code consultation for those building permit applicants who are unfamiliar with the County’s process and statewide code requirements.
The field inspection process ensures that structures conform with issued building/trade permits and approved construction documents, as well as comply with state building codes, and is required at certain milestones during the construction process. ISD conducts field inspections to verify code compliance of building, mechanical, plumbing, fuel gas, electrical and fire protection construction and installations. Field inspections are typically scheduled 24 hours in advance of requested inspection date and time and allows projects to proceed to the next phase of construction or final inspection/occupancy upon inspection completion and approval.
Code Enforcement ensures that property maintenance standards are uniformly and equitably enforced to maintain all existing properties in a safe and healthy manner in accordance with state building codes and local ordinances. ISD code enforcement inspectors investigate proactively and responsively to complaints of code violations on private property relative to physical property conditions and unsafe structures and equipment, including building, mechanical, plumbing, fuel gas, electrical and fire safety issues, as well as regulating the County noise ordinance.
